What happens to the items once they leave the property? We are deeply committed to ethical disposal and environmental responsibility. Our primary goal is to divert as much as possible from landfills through a three-step process:

  • Recycling: We partner with specialized centers to sort and process metals, paper, plastics, and electronics.

  • Donations: We believe in giving items a second life. Usable furniture and household goods are donated to local charities to support those in need.

  • Privacy Protection: Any sensitive documents or personal information found during the clearance are handled with total discretion and securely destroyed to protect your family’s privacy.

The property is in a very poor state—can you still help? Absolutely. We understand that life circumstances, illness, or long-term neglect can lead to challenging property conditions. Our team is highly experienced in clearing cluttered or "hoarded" homes efficiently and respectfully. While our focus is on the complete removal of all unwanted items and floor-covering, we will remove all rubbish and waste and hover, and leave the property looker clear, but we do not provide specialised deep-cleaning services ourselves. However, we work closely with an excellent local cleaning team and are more than happy to provide a trusted recommendation to ensure the property is sparkling once our clearance work is finished.

I live far away or outside the UK; do I need to be present? No, you do not need to be at the property. We work with many clients who are managing estates from a distance. With your permission, we can coordinate directly with your estate agent, probate solicitor, or a trusted neighbour to collect keys. We can provide "before and after" photos upon completion so you have total peace of mind without needing to travel.

Are you a licensed and insured waste carrier? Yes, fully. It is a legal requirement for anyone transporting waste to hold a valid license from the Environment Agency. We are an Upper Tier Licensed Waste Carrier, which ensures your waste is handled legally and responsibly. Using an unlicensed carrier puts you at risk of fines, but with us, you are fully protected. (We are also happy to provide our license number and insurance certificates upon request).

What items are you unable to take? While we can remove almost anything — we cannot legally transport certain hazardous materials. These typically include raw food waste, medical waste, or dangerous chemicals. If you are unsure about a specific item, just give us a call and we’ll let you know immediately. We do not take any items that requiring specialist plumbing or electrician work to remove them (washing machine etc). There are additional charges for mattresses (£20 per item) and two-four piece sofas (£35 per item) due to POP charges incurred for disposal, as these items are not accepted by most charities. All additional costs that are identified will be provided in the full final quote, no further additional charges will occur at any point after the final quote.

How quickly can you start, and how much does it cost? We pride ourselves on our responsiveness. Depending on our current schedule, we can usually begin work within a few days of your inquiry. Our pricing is transparent and based on the volume and type of items being cleared—we never include hidden fees. As stated, any additional costs are highlighted at the time of the free final quote.

How does your Auction Concierge service work? If you have any items of significant value, we can manage the sale of these assets for you. We handle the logistics of getting them from the clearance location to the right auction house and work as a liaison between the client and the auctioneer, including on reserve price based on our expert knowledge. All for a flat upfront fee. This is usually around £175 for a van load, or less for a car load.
